Security Risks in Commercial Buildings and How to Reduce Them

Securing commercial buildings is no easy feat. They are visited by dozens or even hundreds of strangers every day, all with different intentions. And while it might mean good news for the business in terms of revenue generation and visibility, keeping it secure starts going into the nightmare territory real quick. Access points multiply. Shared spaces create blind spots. And the bigger the building, the easier it is for something to slip through unnoticed.

In this edition of the Delight International Security Services’ newsletter, we look at the security risks that show up most often in commercial buildings and what you can do to secure your space.

The Risks

Let us first understand the risks that usually haunt commercial buildings owners and managers.

Unauthorised access
Most unauthorised access does not involve breaking anything. Rather, it usually turns out to be an intruder walking in behind someone who has clearance, slipping through a door that should not have been left open, or finding an entrance that nobody is watching. It is low effort, hard to detect, and more common than you’d think.

Theft and vandalism
High value equipment and inventory are obvious targets, which is probably why criminals target areas such as parking garages, loading docks, and service areas, which aren’t monitored as stringently. This very fact results in opportunistic theft and vandalism happen precisely because they feel out of sight and safe to carry out crimes.

Connected building systems
Systems such as HVAC controls, access management, and building automation, are useful but they need to be secured properly.  An unsegmented network or an unprotected IoT device can give an outsider remote access to systems that control everything from temperature to who gets through which door.

Internal incidents

Workplace disputes, aggressive visitor behaviour, and insider threats are quite common in commercial environments. They are also the risks that most buildings are least prepared for, because the focus usually stays on threats that might come from outside.

Life safety hazards

Not every security risk in a commercial building is about money or access. Some can decide whether you, your employees, and your customers live to see another day. Blocked emergency exits, outdated alarm systems, and fire suppression systems sitting inactive during maintenance can prove deadly. If things go wrong, the cost will be measured not in losses, but in lives.

How Can You Avert Them?

Now that we have covered the risks, let us talk about how they can be overcome.

Put people at the entry points
Access control systems are useful, but they verify credentials and not their intentions.
A trained guard at an entry point catches what a system misses and stops a tailgating attempt before it becomes a problem.

Pay attention to the overlooked areas
The loading dock and the car park need as much coverage as the lobby. Regular patrols and proper surveillance in these areas take away the low visibility that opportunistic incidents depend on.

Treat your building systems as part of the security perimeter
Network segmentation, regular audits, and clear protocols around connected devices reduce the exposure that most buildings do not realise they have.

Have clear procedures for internal situations
Defined escalation procedures and trained personnel who can de-escalate a situation early make the difference between something being managed and something getting out of hand.

Stay on top of life safety
Emergency exits, alarm systems, and suppression equipment need regular checks. Any maintenance window that leaves a system inactive is a window that needs to be managed carefully.
